The 2026 Embodied Carbon Playbook for Project Developers and Asset Owners
This playbook examines how LEED v5, embodied carbon accountability, and Whole-Building Life Cycle Assessment (WBLCA) are reshaping the way buildings are designed, financed, procured, and evaluated across global real estate markets. It is designed to help developers, asset owners, and design teams understand what is changing in embodied carbon accountability and how to respond with greater speed, confidence, and competitive advantage.

Why Embodied Carbon Matters
The way building carbon is measured is changing. For years, most sustainability reporting focused mainly on operational emissions such as energy use during occupancy. Today, the focus is shifting toward embodied carbon and whole-life carbon performance.
Frameworks such as LEED v5, IGBC, and BREEAM, RICS Whole Life Carbon Assessment, are pushing project teams to measure emissions much earlier in the project lifecycle, across materials, structural systems, facades, MEP systems, and construction activities.
This is increasingly affecting:
- Planning approvals
- Certification requirements
- Procurement decisions
- Investor and ESG disclosures
- Material and supplier selection
